We can not keep your luggage at K's Villa before check in or after check out. However we can store your luggage at K's House Kyoto which is within walking distance of K's Villa.

Guests under 20 years old must be accompanied by a guardian 20 years old or older.

Unfortunately we can not accommodate pets at K's Villa.

All rooms are provided with air-conditioning.
There is heated flooring in lounge at Kamogawa-an and Matsumi-an.

You can not smoke inside the house, but there is designated smoking area outside the house.
There is no designated smoking area at Takasegawa-tei.

We require 14 days cancellation or any changes to your reservation prior to your scheduled arrival, otherwise we will charge you cancellation fee as below.Please click here for details.

For children under 7 years old there is no accommodation charge if
the child share the bedding with you.
If 2 children share one bedding they will be charged as one guest.

If you stay 4 nights or more you will have 1 time free house cleaning service.
If you stay 8 nights or more you will have 2 times free house cleaning service.
If you stay 12 nights or more you will have 3 times free house cleaning service.
We will inform you about the schedule for free house cleaning upon your arrival.
(House cleaning service includes new linens and towels.)
If you stay 3 nights or less there is no house cleaning service.
